TODAY'S PLAYA VISTA

Where "Abbot Kinney meets The Grove"

Runway will be  "the NEW downtown epicenter" of LA's coastal Westside.  Situated above Runway's retail spaces will be a limited collection of 220 cutting-edge residential units.  It will be like experiencing a self-contained 11-acre city—with 200,000 square feet of shopping, dining and entertainment possibilities steps from your front door.

With a focus on an eclectic mix of national, regional and local tenants, they will bring together a unique blend of experiences—from a gourmet grocer satisfying the most discerning tastes, to a world-class cinema invigorating an evening audience, to one-of-a-kind celebrity chef-driven restaurants and gastro pubs, to the best brands and boutiques urban LA has to offer.

Existing Playa Vista homes and new neighborhoods slated to begin construction next year, will house approximately 13,000 residents—all of whom can walk to Runway along a beautifully landscaped linear park.

With open public space, soothing water features and unique design elements that encourage staying and playing, Runway will be a natural gathering place, relaxed and comfortable—incorporating communal seating, dramatic mood lighting and more than 10 outdoor fireplaces where people can gather.

Runway enjoys a prime location within Playa Vista, the first new communities in LA’s Westside in more than 50 years. Featuring residential, commercial, retail and open space only one mile from the Pacific Ocean, it’s a welcoming spot to live, work, shop and play.

The location puts Runway within easy reach of LAX as well as the 250,000 residents of Manhattan Beach, Westchester, Marina del Rey, Santa Monica, Venice and Culver City.

IN THE HEART OF SILICON BEACH

Runway is ideally poised to tap "Silicon Beach," the nearby cluster of technology, Internet and entertainment companies that includes the biggest brands of today—such as Facebook, Google, YouTube, Electronic Arts, Sony, Fox Sports, TMZ and Belkin.  Also located here are leading ad agencies Chiat/Day and Deutsch, socially conscious manufacturers like TOMS Shoes, and legendary Hercules Studio (the film stage for Avatar and Iron Man 3).

CHEF-DRIVEN CUISINE FOR ALL CRAVINGS

Today's foodies are always up for something new.

Runway will have today's coolest venues offering inventive cuisine in stylish settings. Whether it's a custom-made gourmet burger and handcrafted beers enjoyed in a hip gastro pub, the perfect single-origin espresso, authentic Mexican with a modern West Coast twist, or urban fare freshly delivered from local farms to the plate, every craving and palate will be fulfilled.

RUNWAY ARCHITECTURAL LAYOUT

Running north and south between Runway and Millennium Road is Town Center Drive, a short street lined with restaurants and cafes, widened sidewalks for outdoor dining and canopies and trellises for shade and weather protection.  Above the retail are located 220 residential apartments with large windows, balconies and articulated walls animating the streets.

Recreational courtyards serving the apartment residents sit atop the first retail floor.  Restaurants wrap the corners of Town Center Drive and Millennium Road and mix with ground floor 2 story townhouses. Basement parking for residents is located in the basement directly below while two recreational courtyards sit atop the first floor.

At Jefferson Boulevard, a parking structure providing both self-park and valet service for up to 1400 cars is located with direct grade access.  Speed ramps and space detection systems will provide easy access to desired parking levels.  Enclosed, off-street freight and loading is located at each corner below grocer, pharmacy, theater and additional retail on the floors above.

RUNWAY Ground Floor

Runway & Town Center Drive define the ground level Main Street. Auto access is at McConnell Avenue, Village Drive and Millennium Road. Public parking structure access is available from Runway. An artful vertical circulation tower collects parked visitors, delivering them to the project’s center at grade level. A premium grocer is situated on McConnell Avenue with access to the upscale Cineplex on the second and third levels of the building on Village Drive. In-line retail storefronts and food & beverage establishments line the widened sidewalks—accommodating outdoor seating, landscape and walking. Ground level two-story townhomes line Millennium Road

RUNWAY Second Floor

The second level contains the landscaped, recreational apartment decks and the first of three levels of residences. On the decks is a range of activity areas including a fitness center and pool, social lounges, fire pits, barbeques and event space. On the other side of Runway is the first of three floors of creative office space, which contain wraparound balconies and decks overlooking the retail street below. Also on this level is the first floor of the upscale Cineplex, which features high-end food and beverage service and luxury seating.

RUNWAY Third Floor

This floor contains a collection of cutting-edge apartment residences, which look out over the exciting urban landscape as well as into the garden courtyards of the residential deck below. This level also houses the second floor of creative office space as well as the second floor of the upscale Cineplex.

The DEVELOPERS and ARCHITECT

With a national reputation for successful management of high-quality residential communities, Lincoln Property Company has carefully assembled a compilation of exceptional talent in architecture, landscape design and real estate development and management.

Ensuring that Runway becomes a lifestyle destination is co-developer, Phoenix Property Company, a nationally recognized, diversified real estate firm. Along with Lincoln and Phoenix is industry leader Paragon Commercial Group, a firm that acquires, develops and manages high-quality retail investments anchored by best-in-class, creditworthy retailers in high barrier to entry markets.

The project diverges from Playa Vista’s New Urbanist progenitors in a strict adherence to contemporary architecture style. Johnson describes Runway as “beach industrial.”
